Scenario: You’re new to the Dallas area and you’re on an apartment search. Your search nets numerous ideal Dallas Apartments yet you’re not certain which one to pick. How do you decide?

If you’re like the millions of apartment renters who sign on the dotted line each year and then worry about what they’ve just agreed to, you no longer have to worry. With a bit of Internet research you can find Dallas apartments that not only fit your criteria but are also given a thumbs up by the renters themselves.

How do Apartment Review Sites Work?

Apartment reviews are different from apartment locators. Locators are sites where you can input your apartment criteria and then come up with a list that fits your needs and wants. Apartment reviews are ratings and feedback given by renters themselves. They will often ask tenants to rate their overall apartment experience as well as give a ratings breakdown on things such as ease of dealing with the management, rent (was it too high or low), maintenance issues, utilities, etc. Below are a couple popular review sites on the web:

Reading apartment reviews before committing to a lease is an excellent way to ensure you’re making a smart rental decision. However, before you read even one apartment review, it’s important to understand the nature of apartment reviews and why, if you’re not careful, they can actually hurt your search for a great Dallas apartment.

Perfect Reviews

Perfect apartment reviews are ones where the renters give the highest apartment ratings possible. While it’s great to have happy residents, it’s unlikely an apartment can make everyone happy. It’s also unlikely a person will find everything in an apartment perfect. If you find a reviewer who writes like an apartment complex is simply the greatest place ever, be wary. The reviewer might be someone from the apartment management company or someone who finds fault with absolutely nothing. Therefore, if you find an apartment review that gives only glowing reviews, you might want to take what’s written with a grain of salt. Disregard reviews that sound flowery and/or like a sales pitch.

Terrible Reviews

As with perfect reviews, terrible reviews are just the reverse. In some cases, competitors from other apartments might be writing the reviews. Or, you may have a disgruntled renter who wants to bash the apartment on every level. Just remember to avoid these reviews. If someone gives a terrible rating across the board, think about why that person might be in that situation in the first place. When searching apartment reviews, notice if an apartment has several bad reviews. If these reviews tend to be focused on one or two important issues (i.e. long wait for maintenance, poor management), take heed.

Do Your Own Research

Whenever you are searching for apartments online, you don’t know what you are going to get. As we’ve seen, apartment reviews can be helpful, but a review is an opinion, and everyone has a different opinion and outlook on life. The best way to know if an apartment complex is good for you, is to visit the complex and walk around the grounds, ask to see the actual apartment you will be living in if possible, and ask the manager as many questions as you can about the state of the complex and the apartment you will be renting.
